Find the leak. Fix the cause.

Most leaks start small and in predictable places. We find where water is getting in, show you photos, and fix the cause rather than the stain.

Common problems we repair

  • Leaks and ceiling stains

Usually traced to flashing, vents, valleys or a damaged area of shingles, not always directly above the stain.

  • Missing or lifted shingles

Wind can lift and break the seal on shingles. Replacing them quickly protects the layers underneath.

  • Storm and hail damage

Bruised or cracked shingles and dented metal. We document what we find with photos you can share with your insurer.

  • Flashing failures

Metal around chimneys, walls and skylights can loosen or corrode, and is one of the most common leak sources.

  • Vent and pipe boots

Rubber seals around plumbing vents crack with age and let water run straight into the roof deck.

  • Gutter and edge problems

Blocked or loose gutters and failing drip edge can push water back under the roof edge.

What a repair visit includes

The same process whether it is one missing shingle or a stubborn leak.

  • An inspection of the whole roof, not just the problem area
  • Photos of what we find, sent to you
  • A written description of the repair and its price before work starts
  • Clean-up of the work area when the job is done

Inside a typical roof

What’s under your shingles?

A roof is a system of layers. Knowing which one has failed is the difference between a small repair and a new roof.

  1. 01

    Shingles

The layer you can see. It sheds water and takes the sun, wind and hail. Missing or curling shingles are often the first warning sign.

  2. 02

    Underlayment

A water-resistant sheet beneath the shingles. If water gets past the surface, this is the second line of defence.

  3. 03

    Ice and water barrier

A self-sealing membrane often used at eaves, valleys and around chimneys and vents, where leaks most often begin.

  4. 04

    Roof deck

The boards everything is fastened to. Soft or rotten decking is a common reason a small leak becomes a bigger job.

Illustrative. Not to scale. Actual roof assemblies vary by material, manufacturer and local building code.

Repair questions

Before you call.

Can a leak be repaired, or do I need a new roof?

Many leaks can be repaired. If the damage is widespread, or the roof has been repaired many times, we explain why replacement may be better value and let you decide.

How quickly can you come out?

It depends on the time of year and the weather. When you request an inspection, the office tells you the earliest available time.

What should I do while I wait?

Move valuables away from the leak, catch dripping water, and avoid going on the roof yourself. If water is near electrics, turn off power to that area if it is safe to do so.
