A new roof, planned in plain language.
Replacement is a big decision. We explain why it is needed, what your options are, and exactly what happens on each day of the job.

Signs it may be time
Repeated repairs
If the same roof needs fixing again and again, the money may be better spent on replacement.
Curling, cracking or bald shingles
Shingles that have lost their granules or shape no longer shed water reliably.
Soft or sagging areas
A soft feel underfoot or a visible dip can mean the roof deck has been damaged by water.
Age
Many asphalt roofs last roughly 20 to 30 years, depending on the product, ventilation and climate. Age alone isn’t a reason to replace, but it matters.
Choosing a roof
Material options
Architectural asphalt shingles
The most common choice on homes. A dimensional look at a moderate cost, in a wide range of colours.
Standing seam metal
Long-lasting and good at shedding snow, at a higher upfront cost. Some homeowners prefer its modern look.
Designer or impact-rated shingles
Heavier shingles that imitate slate or shake, or offer better resistance to hail. Higher cost; ask whether your insurer offers a discount.
What affects the price
Every quote is written and itemised, so you can see where the money goes.
- Roof size and pitch (steeper roofs take longer and need more safety equipment)
- Number of layers being removed
- Condition of the roof deck once the old roof is off
- Chimneys, skylights, valleys and other details
- The material and colour you choose

Ice and water barrier, underlayment, flashing, shingles, vents and ridge cap go on in that order.
- 04
Clean-up
A magnetic sweep for nails, removal of debris, and a final walk-round with you.
Replacement questions
Common questions.
How long does a replacement take?
Most homes take one to three days of work on site, depending on size, weather and material. You get a schedule before work starts.
Do I need to be home?
Not for the whole job, but we ask that someone is available at the start and for the final walk-round.
Will you replace damaged decking?
Only where it is needed. We show you the damaged area and the cost before replacing it.
